"Family Ties" is a 5 bedroom, 5 bath home located directly across from Florida's most beautiful beaches. This family friendly home features furnished walkout balconies, indoor elevator, fully-equipped kitchen, large backyard pool and outdoor patio dining space. With a tranquil location on the West end of Panama City Beach, Family Ties is perfectly set to deliver a relaxing home away from home.

No Pets: Pets are NOT permitted in or on the premises of any Management's properties. Violation of this policy will result in a $1,000.00 pet fee, per pet, that will be charged to Guest's credit card on file. Additionally, Guest's credit card on file may be charged extra cleaning fees to include but not limited to; extermination fee, deep clean fee, odor, and dander removing fee, and animal hair removal fee. If a Guest needs to bring a service animal who has been trained to do work or perform tasks for a disability, Management MUST be notified at the time of booking and proper paperwork will be required upon request. Guest is responsible for picking up animal waste and keeping the animal on a leash at all times. Guest will be responsible and liable for any damages caused by a service animal to reservation property or its contents. Emotional support animals are not service animals, and therefore not permitted.
No Smoking or Illegal Drug Use: Smoking and illegal drug use is not permitted in or on the premises of any Management rental properties to include but not limited to porches, pool decks, balconies, and driveways. Violation of this policy will result in immediate eviction of Guest and a $1,000.00 fee will be charged to Guest's credit card on file. If evidence or indications of smoking or of illegal drug use are found in or on reservation property during or after reservation occupancy period, this will be deemed by Management as a violation to this policy and this Agreement. All smoking devices are prohibited including but not limited to; the use of vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia.
Age Requirements: Primary Guests must be 25 years of age or older. Violation of this policy will result in immediate eviction of Guest. All of Management's vacation rental properties are family accommodations. The Guest must occupy the Property throughout the entirety of the reservation dates. This to include arrival through departure dates, overnight, and anytime persons under the age of 25 are present in or at the property. The Property is subject to inspection by Management at any time.
Listings / Pricing: All information regarding property listings is believed accurate but cannot be guaranteed. Availability, rates, furnishings, accommodations, fees, and taxes are live and therefore subject to change without notice. Rarely, systems or sites will quote a reservation improperly. This being the case, Management reserves the right to make corrections to the improper booking, listing, or reservation quote. Management will contact the Guest within 48 business hours of reservation booking to make the necessary corrections or cancel Guest's reservation.
Promotional Offers & Discounts: ALL discounted rate changes, specials, and promotional offers are NON-TRANSFERRABLE and will ONLY be applied to new bookings. Modifications made to Guest's reservation may deem discounted rate changes, specials, or promotional offers invalid and no longer applicable to Guest's updated reservation. Guest understands and accepts that said inaccuracies will not result in any offered credits, discounts, or adjustments to correct rates or information.
- The ground floor has two bedrooms connected by a full-sized jack and jill bathroom. The standalone queen room has a small side view and the multi-queen room offers full views of the pool deck and patio dining space. Your private indoor elevator also starts on this floor and runs all the way to the top level. There is a connected double-sized garage just off of the 1st floor entryway featuring a full-sized bathroom. Most of our guests conveniently use it to rinse off the beach sand before going inside.
- Lots of goodies on the second floor! The fully-equipped kitchen has ample counter space, stainless steel appliances, and enough cookware and dinnerware to feed an army! In addition to the 4 seats at the eat-in bar, the formal dining table seats 6. Dining doesnt stop there though, just outside on the furnished walkout balcony is a secondary hightop dining table seating up to 8 guests. The living area has a family sized L-shaped sectional couch with a full-sized pullout bed and the entertainment center holds a large flatscreen TV. Down the hallway is a king bedroom with views of the backyard pool and a full sized bathroom (shared with the main living space).
- Head on up to the 3rd floor for THE best bedroom and balcony views in the whole house. The beachside king master suite has it's own private furnished walkout balcony with comfortable lounge seating facing the waves! The views from this area are so pristine, you can see the white sand and emerald water for miles. Imagine starting and ending each day with the sound of the waves right outside your bedroom, bliss. And it wouldnt be considered the BEST room in the house if it didnt have its own ensuite featuring double vanities, oversized walk-in shower and separate soaking tub. Down the hallway towards the other end of the 3rd floor is a multi-queen bedroom with a private ensuite and views of the backyard pool as well.
- Family Ties shares a large backyard pool and deck with 3 neighboring private homes (ranges between 3-5 feet in depth). In addition, it includes its own private partially covered back patio with an outdoor propane grill and dining table for 4 plus 2 additional seats at the bar.

A vacation rental lease agreement will be sent to you upon confirmation of your reservation and is due within 72 hours of booking. Some important things to remember.

Property
This was the perfect house. We had ages from 1 to 88. The elevator was perfect for my parents!!! We celebrated my parents 60 wedding anniversary and my grandsons 5 th birthday! The location was great and away from the crowds! It was just across the street from the beach. The owner did everything to make us feel at home! I would recommend this house over and over again!! Loved it and the location!!!

Four couples who travel together frequently rented this wonderful property. The only issue we had was the door code wouldnt work when we arrived. A call to the owner and 10 mins later our vacation began. Otherwise, the house was perfect in every way. Plenty of dishes, beach accessories, seating, games, balconies and things to do nearby.

This was our 2nd year renting this house. It has everything you need for a beach getaway. Plenty of room. Easy access to the beach, great swimming pool, no large crowds on the beach. The house is very comfortable for large groups. We love staying here and would recommend it to anyone.
